METHOD AND TERMS

Bidding will be on a price per acre basis on all ten tracts. Tracts 1 – 6 will be sold first and auctioned through the marketing method of “Buyer’s Choice” under which the high bidder can purchase any of Tracts 1 – 6 for their high bid (in any order). “Buyer’s Choice” auctioning will continue on Tracts 1 – 6 until all six tracts have been purchased. Tracts 7, 8, 9 & 10 will then sell next individually and in chronological order.

Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing. Closing will be on or before January 25, 2016. Possession will be given at the time of closing subject to the rights of the current farm tenant. All tracts sell free and clear for 2016 farming rights. Title Insurance will be issued in the full amount of the purchase price. The 2015 real estate taxes will be paid by the seller.
