METHOD AND TERMS
Bidding will be on a price per acre basis on both tracts.
Both tracts have recently been surveyed. The acreages obtained from said survey will be used to calculate the final settlement price.
Both tracts will be auctioned through the marketing method of “Buyer’s Choice,” under which the high bidder can purchase either Tract 1 or Tract 2 (in any order), or both Tracts 1 & 2, for their high bid. If the winning bidder elects only one of the two tracts, the remaining tract will then be sold.
Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will be on or before February 29, 2016. Possession will be given at the time of closing. Both tracts sell free and clear for 2016 farming rights.
Title Insurance will be issued in the full amount of the purchase price. The 2015 real estate taxes will be paid by the seller. The 2016 real estate taxes will be the responsibility of the new buyer(s).
