The Jones farms are located along Hwy 336 at the Tennessee junction (approx. 8 miles west of Macomb, IL), and is further described as being in Sections 21 & 22, T5N – R4W, Tennessee TWP, McDonough County, IL. TRACT INFORMATION

Tract 1 – 24.64 Surveyed Acres

  • FSA figures should indicate 23.97 acres of NHEL cropland currently in row crop production
  • PI Rating: 133
  • Productive soils include Virden, Clarksdale & Timewell
  • Access is along the north side by N 900th Road & along the south side by Hwy 136

 

Tract 2 – 17.20 Surveyed Acres

METHOD & TERMS

All 6 tracts have recently been surveyed and will sell on a price per acre basis, based on the surveyed acres. Tracts 1 – 6 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” of auctioning will continue until Tracts all tracts have been sold. The tracts will NOT be offered in its entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Friday, December 1, 2017. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing subject only to the current tenant crop acres. There are no hunting leases associated with the property.
