METHOD AND TERMS
The Snowden family farm will be sold on a price per acre basis, based on the 121 acres. The farm will be will be sold in one individual tract.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, scheduled on or before Monday, April 11, 2016. Title insurance in the full amount of the purchase price will be provided by the sellers. Possession will be given at the time of closing. The farm sells free and clear for the 2016 crop year. Please note; the new buyer of the farm will be required to reimburse the seller for the input costs already incurred for the upcoming ‘16 crop year. The seller’s will provide receipts for the inputs. There is no hunting lease associated with the property. The 2015 real estate taxes will be paid by the sellers. Immediately after the auction, the successful buyer(s) will enter into a written contract with the sellers, with said contract containing the terms of sale and the purchase price.
