LOCATION & GENERAL INFORMATION

Check out this McDonough County, Illinois Estate Land Auction that is being held for the heirs of the late John L. & Elaine Pittenger. Mr. & Mrs. Pittenger moved onto this farm 59 years ago, the same year they were married! The 2 farms will be sold in 5 individual tracts, all of which are currently being surveyed. The individual tracts will represent productive tillable farmland along with a tremendous hunting/recreational tract and a parcel which includes a small country home with acreage.

All tracts are generally located just south of Tennessee, Illinois and south of Highway 336/136/110. Tennessee, Illinois is located approximately 8 miles southwest of Macomb, Illinois and approximately 15 miles east of Carthage, Illinois. All tracts are in Tennessee Township with Tracts 1 & 2 being located in the East Half of the Southeast Quarter of Section 22 and Tracts 3, 4 & 5 are in the West Half of Section 28. Tract 1 – 35.33 SURVEYED ACRES

  • This tract is improved with an older one bedroom single story home. This home has had some upgrades and will need some additional improvements. The home is very livable. This tract also has a large pole type machine shed along with several other smaller sheds. The home has McDonough Rural Electric and public water. METHOD & TERMS

The Pittenger family farms will be sold in 5 individual tracts, all of which have recently been surveyed. Tracts 1 – 4 will sell first. These first 4 tracts will sell on a price per acre basis, based on the results of the survey. Tracts 1 – 4 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 4 tracts have been sold. After Tracts 1 – 4 have been sold we will then sell Tract 5, which is the country home and small acreage. This tract will sell for a “LUMP SUM” or total dollar amount and NOT on a price per acre basis.   After all 5 tracts have been sold we will NOT offer the farms in any type of combinations.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing. Closing on Tracts 1, 2, 3 & 4 will be in approximately 30 days, on or before Monday, November 20, 2017. The closing on Tract 5, which includes the home, will be within approximately 45 days. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller on Tracts 1, 2, 3 & 4. The 2017 real estate taxes on Tract 5 will be prorated to the date of closing. The 2018 real estate taxes & subsequent years will be paid by the buyers. The tillable land on all tracts and the machine shed on Tract 5 sell subject to the remainder of the 2017 crop tenancy. All tracts sell free & clear for the 2018 farming season.
