LOCATION

The Garrett Ranch is located in Sections 22, 23, 26 & 27, Cedar Township, Monroe County, IA. In Lovilia, IA take County Road H16 (120th St) west for 7 miles to 530th Ave. Turn left or south and proceed 1 mile to 130th St. Turn left or east and go 3/4 mile to Tract 1. Be watching for presale directional signs for directions to Tracts 2 & 3. (Lovilia, Iowa is located 10 miles northwest of Albia, Iowa.)

 

GENERAL INFORMATION

Please note: The Garrett Family will be selling approximately 190 3-year old cows that are coming off of this ranch, including 150 Black & BWF 3-year old bred cows. Bred to Nichols purebred angus bulls, due to start calving March 1. Also 40 Black & BWF 3-year old cows with big stout calves at side. Cows have been exposed back to Nichols purebred angus bulls.
These cows will sell February 8th, 2020 at the Russell Livestock Market in Russell, Iowa.

 

TRACT INFORMATION

Tract 1 – 102 Acres± (subject to survey)

  • FSA information indicates 82.37 acres UHEL cropland currently in improved pastureland. This parcel is improved with a 3-bedroom mobile home, a 33’ x 54’ Morton building and a cattle working and loadout facility. Other amenities of this tract include abundant grass and a pond with a custom-built cattle drink.
  • Soils include Pershing, Gara-Armstrong and Van Meter Loams.
  • CSR2 is 42.3
  • Access is on the north off of 130th Street and via an ingress/egress easement from the west off of 534th Lane.

Tract 2 – 242 Acres± (subject to survey)

  • FSA figures indicate 204.09 acres HEL cropland and 12.56 UHEL cropland currently in improved pastureland, with the balance offering 3 ponds, terraces and wooded draws.

METHOD & TERMS

The Garrett Ranch will be sold in three (3) individual tracts based on a survey that is currently in progress, with the said surveyed acres used to constitute the final settlement price. All three (3) tracts will be offered through the marketing method of “buyers choice” whereas the high bidder can take any or all tracts for their high bid. Buyers choice auctioning will continue until all three (3) tracts are sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is not contingent upon financing.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, April 6, 2020, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing. Farm sells with full farming and grazing rights for 2020.
