Location & General Information

Land is located approximately 16 miles southwest of Perryville, MO in Sections 35 & 36, T34N•R8E; Section 31, T34N•R9E, Perry County, MO and Sections 5 & 6, T33N•R9E, Bollinger County, MO. From Perryville, MO (Jct. of Interstate 55 & US Hwy. 51), take US Hwy. 51 southwest approximately 7.5 miles to State Hwy. J, then west approximately 8.5 miles to farm. Farm is generally located approximately 50 miles northwest of Cape Girardeau, MO or approximately 80 miles south of St. Louis, MO.

Method and Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 8 tracts. Tracts 1-8 will be sold on a price per acre basis based on acreages obtained from completed survey. Tracts 1-8 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all of Tracts 1-8 for their high bid.

The property will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Bollinger County Abstract & Title Co., Inc., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Bollinger County Abstract & Title Co., Inc. on or before Wednesday, November 21, 2018. Full possession will be given at the time of closing.

The 2018 real estate taxes will be prorated to the date of closing. The 2019 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title Insurance in the full amount of the purchase price will be provided. Closing costs will be split between buyer & seller.
