LOCATION & GENERAL INFORMATION

Large Pike & Adams County, Illinois land auction being held for the Bonifield Family. Selling 435± acres (subject to survey). Farms will be sold in 5 individual tracts. Tracts 1, 2 & 3 represent 275± acres (subject to survey) of highly productive Pike County, Illinois bottomland. These 3 tracts have impressive PI ratings of 130.4, 131 & 132.1! These farms are located just east of Hull, Illinois and lie south of Interstate 72 in Sections 14 & 23 of Kinderhook Township. Tracts 4 & 5 represent 160± acres (subject to survey) of “PRIME” Adams County, Illinois hunting/recreational land, both of which have income producing tillable acres. These tracts are generally located north of Interstate 72 approximately midway between Hull, Illinois and Barry, Illinois. These tracts are further described as being located in the Southeast Quarter of Section 31 of Richfield Township.

Pike County, IL Tracts

  • Tracts 1, 2 & 3 are located south of Interstate 72 and just east of the small town of Hull, Illinois. From Interstate 72 go a short distance south on Hwy. 96. Then east a short distance on Hwy. 96 to the farm, which lies on both sides of the highway. Hull, Illinois is located approximately 20 miles east of Hannibal, MO, approximately 20 miles south of Quincy, Illinois and approximately 50 miles west of Jacksonville, Illinois.

Tract 1 • 48 Acres± (subject to survey)

  • FSA figures show this tract as being nearly 100% tillable.

Tract 3 • 101 Acres± (subject to survey)

  • Soils include Haymond, Wakeland, Raddle & Riley.
  • Corn Productivity Index (PI) is 131 on the tillable portion.
  • Public road access by Cty. Rd. 1071E on the south and by Hwy. 57 which splits the tract. Interstate 72 runs along the north side of this tract.

Adams County, IL Tracts

  • Tracts 4 & 5 are located approximately 3 miles north of Interstate 72 and approximately mid-way between Hull, Illinois and Barry, Illinois. From Cty. Hwy. 4 approximately 4 miles north of Barry, Illinois (Interstate 72) take Cty. Rd. N100th west approximately 3 miles before heading south on Cty. Rd. E2100th. Go south approximately 1/2 mile before turning west and going approximately 1 mile on Cty. Rd. N50th. The farm lies on the south side of the road.

Tract 4 • 75 Acres± (subject to survey)

  • FSA figures should indicate approximately 26 acres tillable.
  • Soils include Menfro, Winfield & Bunkum.
  • Corn Productivity Index (PI) is 111.7 on the tillable portion.
  • Premier Adams County, Illinois hunting/recreational property! Timber, pond, income tillable acres and tons of wildlife.
  • Public road access by Cty. Rd. 50N along the north.

Tract 5 • 86 Acres± (subject to survey)

  • FSA figures should indicate approximately 61 acres tillable.

  • Corn Productivity Index (PI) is 112.1 on the tillable portion.
  • Another fantastic hunting property with a high percentage of income producing tillable land!

Method and Terms

The Bonifield farms will be sold in 5 individual tracts all of which are currently being surveyed. All 5 tracts will be sold on a price per acre basis, based on the results of the survey. Tracts 1 – 3, which are the Pike County, Illinois tracts, will be sold first. Tracts 1 – 3 will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect (in any order) any or all 3 tracts for their high bid. Buyer’s choice auctioning will continue until all 3 tracts have been sold. After Tracts 1 – 3 have been sold we will then sell “buyer’s choice” on Tracts 4 & 5, which are the Adams County, Illinois tracts. At no time will any of the tracts be offered in their entirety or in any combinations.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing which is tentatively scheduled for Monday, April 15, 2019. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes will be paid by the seller. The 2019 real estate taxes, which are due and payable in 2020 will be paid by the new buyer(s) as the new buyer will receive the 2019 crop income. All tracts sell subject to an existing 1 year farm tenancy agreement for the 2019 crop year. There are no hunting leases associated with any of the properties.
