The Cave Springs farms are located a short distance southwest of Pearl, IL in southern Pike County, IL. The farms are further described as being located in sections 15, 19, 20, 21, 29 & 30, T7S – R2W, Pearl Township, Pike County, IL.

Please Read: For the 2018 hunting season only, the hunting rights are leased out.  To schedule a viewing of the property, contact Auction Managers, Michael Sullivan (309) 333-0916 or John Borrowman (217) 430-0645.  Feel free to view tracts 1, 2 & 4-8 at your leisure.  Please call prior to viewing Tracts 3, 4 & 9.  There are cattle running on several tracts; be sure to close gates and be courteous to the tenant.

Tract Information

Tract 1 – 81.5 Surveyed Acres

• FSA figures indicate 65.06 acres of cropland, currently in a row crop/hay production rotation. The balance of the tract is in pasture & trees.

• PI Rating on cropland acres: 109.9

• Soil types include Menfro, Winfield & Caseyville

• There are 1.24 acres enrolled in CRP for an annual payment of $268.00. This contract expires on September 30, 2027.

METHOD AND TERMS

All tracts have recently been surveyed, and will sell on a price per acre basis, based on said survey. All 9 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Auctioning will continue until all 9 tracts have been sold. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at closing, on or before Thursday, December 13, 2018. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes will be paid by the seller, with the 2019 and all subsequent years being paid by the new buyer. Possession will be given at closing subject to crop & hunting tenancies for the 2018 year. The farms sells free & clear of any tenancies (farming & hunting) for the 2019 year.
