LOCATION & GENERAL INFORMATION

The Oitker family farm is ideally located approximately 2 miles southeast of Barry, Illinois along the northeast side of Hwy. 106. The farm is further described as being located in the Southeast Quarter of the Southwest Quarter of Section 28 & parts of the North Half & the East Half of Section 33 of Hadley Township, Pike County, Illinois. This farm has been in the Oitker family for generations and will be sold in 4 individual tracts. A professional land survey has been performed. Method & Terms

The Oitker Family Farm will be sold in 4 individual tracts with all tracts being sold on a price per acre basis. Tract 1 will be sold on the basis of 40 acres±. Tracts 2, 3 & 4 are currently being surveyed with the final surveyed acres being used to calculate the final settlement prices. (Once the survey is completed the acres will be updated on our website). All 4 tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice auctioning will continue until all the tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction.

Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Tuesday, February 16, 2016 at the time of closing. Title insurance in the full amount and the final price will be provided by the seller. 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the buyer responsible for all future real estate taxes. Full possession will be given at the time of closing. There are no hunting leases associated with the farm. The property sells free and clear for the 2016 crop year.
