METHOD AND TERMS
The Hahn farm will be sold in 4 individual tracts, all of which have recently been surveyed. Tracts 1, 2 & 3 will be sold on a price per acre basis, based on the recent survey. These first 3 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect any or all 3 of the tracts for their high bid. If the high bidder does not elect all 3 tracts, the remaining tract(s) will then be offered “Buyer’s Choice”. After all 3 vacant tracts have been sold we will sell Tract 4, which includes the home and buildings for a LUMP SUM or total dollar price. After all 4 tracts have been sold we will NOT offer the entire farm in it’s entirety. The tracts will not be combined.
Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Tuesday, June 28, 2016 at the time of closing. Title insurance in the full amount of the final bid price will be provided by the seller. The 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the 2016 real estate taxes being the responsibility of the new buyer(s). Possession will be given at the time of closing on all 4 tracts subject only to a standard farm lease for the ‘16 crop year. This farm tenancy also includes the pasture Tract 3. The new buyer(s) will receive 100% of the crop lease income.
