Method and Terms
The Helle farm has recently been surveyed and will be sold on a price per acre basis, with the surveyed acres being used to calculate the final settlement price. The farm will be sold as one individual tract.
Immediately after the auction, the successful buyer(s) will enter into a written contract with the sellers, with said contract containing the terms of sale and the purchase price. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, scheduled on or before Thursday, June 15, 2017. Title insurance in the full amount of the purchase price will be provided by the sellers. Possession will be given at the time of closing, subject to an existing cash rent lease on the tillable acres. The new buyer(s) will receive 100% of the 2017 cash rent at closing. The new buyer(s) will be responsible for the 2017 and subsequent years’ taxes.
