LOCATION AND GENERAL INFORMATION

Land is located in Sections 9 & 16, T65N•R21W, Putnam County, MO. From the east edge of Lucerne, MO, take County Road #143 approximately 2 miles to State Hwy. KK, then east on KK 2.5 miles to farm. The Clark farm consists of 276.5 acres (subject to survey). FSA figures indicate 171.4 acres of cropland. The balance of the farm is in timber and wooded draws.

METHOD AND TERMS

Bidding will be on a price per acre basis on both Tracts 1 & 2. Acreages in this advertisement are estimated. A survey will be completed prior to the sale with the surveyed acres being used to calculate the final sale price. Both tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can purchase (in any order) any or both of the tracts for their high bid. “Buyer’s Choice” will continue until both tracts have been purchased. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before December 21, 2015. Full possession will be given at time of closing. The 2015 real estate taxes will be paid by the sellers. The 2016 real estate taxes and subsequent years will be the responsibility of the buyers. Title Insurance in the full amount of the purchase price will be provided. All announcements made sale day take precedence over prior advertising either written or oral.
