LOCATION & GENERAL INFORMATION

The P.H.S. Holdings LLC Farms are located in Southern Schuyler County, IL, approximately 7 miles south of Rushville, in the productive Illinois River bottom. The land is located in Sections 24, 25, 35 & 36 of Bainbridge North Part Township and Section 2 Bainbridge South Part Township, Schuyler County, IL. From the Jct. of Highways 67 & 103 (north of Beardstown, IL), take Hwy. 67 north 1 mile to Tract 1 and at the same Jct., take Hwy. 103 west a short distance to Tracts 2 – 5. METHOD & TERMS

All 5 tracts will be sold on a price per acre basis, based on the advertised surveyed acres and will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Buyer’s Choice will continue until all 5 tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing. The closing will be in approximately 30 days, on or before Friday, December 22, 2017. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes & subsequent years will be paid by the buyers. All tracts sell free & clear for the 2018 farming season.
