LOCATION & GENERAL INFORMATION:

Tract 1 is located a short distance east of Mackinaw, IL in Section 22 of Mackinaw Township. Tract 2 is located at the south edge of Minier, IL in Section 27 of Little Mackinaw Township.  Tract 3 is located at the east edge of Minier, IL in Section 22 of Little Mackinaw Township.  Tract 4 is located 3.5 miles southwest of Minier, IL in Sections 4 & 9 of Hittle Township.  All tracts are located in Tazewell County.

Tracts 1, 2 & 3 represent productive tillable farmland.  Tract 4 represents a combination farm with cropland and mature timber with excellent recreational opportunities.

Tract 1 – 31.94 Acres±

  • FSA figures should indicate approx. 30 acres of cropland currently in row crop production

METHOD & TERMS

All 4 tracts will be sold on a price per acre basis, based on taxable acres.  There will not be a survey conducted.  All tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Auctioning will continue until all four tracts have been sold. The tracts will NOT be offered in their entirety or in any combination at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing,­ scheduled on or before Tuesday, January 8, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller.  The 2018 real estate taxes will be paid by the seller based upon the most recent tax statement available, with the 2019 and all subsequent years being paid by the new buyer. Possession will be given at closing subject only to the current tenant’s crop lease for the 2018 year. The farms sells free and clear for the 2019 crop year.  There are no hunting leases associated with the property.
