LOCATION AND GENERAL INFORMATION

The farm is located in Sections 7 & 8, Cedar Township, Van Buren County, IA, 1 mile northeast of Stockport, IA. At the north edge of Stockport, IA, take Co. Rd. W30 north 1 mile to Spruce Ave., turn right or north on Spruce Ave. and go a short distance to 115th St., turn right or east on 115th St. and proceed 1 mile to the property. (Be watching for pre-sale directional signs.)

METHOD AND TERMS

The Williams/Hotle Farm will be sold in 2 tracts on a price per acre basis, based on the surveyed acres indicated in this brochure. Both tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can purchase, in any order, either or both tracts for their high bid.

Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing, on or before March 11, 2016, upon delivery of a merchantable abstract and deed. Immediately following the auction the successful buyer(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing based on the last available tax statement. Full possession will be given at the time of closing.
