The Verduzco Farm is located in Section 24 of Richland Township and Sections 19 & 30 of Highland Township, Wapello County, Iowa.  From the north edge of Ottumwa, IA, go 2 miles north on St. Hwy. 149 (1 mile north of the U.S. Hwy. 63 & St. Hwy. 149 interchange – Exit 40). (Be watching for pre-sale directional signs.)

METHOD AND TERMS

A survey of this property has recently been completed. All four tracts will be sold on a price per acre basis, with the surveyed acres being used to calculate the final settlement price. Tracts 1 – 4 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all tracts for their high bid. The farm will NOT be offered in its entirety at the conclusion of the auction.

Ten percent (10%) of the bid price will be paid on the day of sale with the balance due at the time of closing, on or before February 15, 2016, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing, based on the last available tax statement. Possession will be given at the time of closing subject to a farm lease for the 2016 crop year.
