METHOD & TERMS
The Derksen Farm will be sold in two individual tracts. Both tracts will sell for a LUMP sum, or total dollar amount and NOT on a price per acre basis. Tract 1, which includes the beautiful country home and lake will sell first, followed by Tract 2, which includes the shop. The tracts will not be combined and each sale will be final. Any survey work deemed necessary by the seller’s attorney will be performed after the auction and at the seller’s expense.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Friday, June 28, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing.
