LOCATION & GENERAL INFORMATION

The Derksen Farms are located in Sections 4 & 8, Bedford Township, Wayne County, IL. The farms are generally located just north of the small town of Cisne via Hwy. 45. Cisne, Illinois is located approximately 30 miles east of Interstate 57 and approximately 40 miles south of Effingham, Illinois. Tract 1 will contain approximately 80± acres and Tract 2 will represent approximately 97± acres. Both tracts are nearly 100% tillable. Both tracts sell free & clear for the upcoming ’20 crop year. Both tracts are pattern-tiled.

  • This tract has pattern-tiling.
  • Access by Cty. Rd. 1500E on the east.

­METHOD & TERMS

The farm will be sold in (2) individual tracts. Both tracts will sell on a price per acre basis and will be offered through the marketing method of buyer’s choice, whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. After both tracts have been sold, we will NOT offer the farm in any type of combinations. Each sale will be final.

Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 30 days, on or before Thursday, April 16, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, which are due and payable in 2020, will be paid by the seller as the seller has received the 2019 crop income. Full possession will be given at the time of closing. The farm sells free & clear for the 2020 crop year.
