METHOD & TERMS

All 11 tracts have recently been surveyed. Tracts 1, 2, 3, 4, 5, 8 & 9 will be sold on a price per acre basis with the surveyed acres being used to calculate the final settlement price.  Tracts 6, 7, 10 & 11 will be sold for the lump sum total dollar amount.
Tracts 1 & 2 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) either or both tracts for their high bid. “Buyer’s Choice” auctioning will continue until both tracts have been sold.  Tracts 3, 4 & 5 will be offered “Buyer’s Choice”.  Tracts 8 & 9 will be offered “Buyer’s Choice”.  Tracts 6, 7, 10 & 11 will be sold as individual tracts, NOT buyer’s choice.  The farm will NOT be “thrown together” & offered in its entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before November 2, 2017. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller on Tracts 1, 2, 3, 4, 5, 6, 8 & 9.  The 2017 real estate taxes will be prorated to the date of closing on Tracts 7, 10 & 11.  The 2018 real estate taxes & subsequent years will be paid by the buyer.
