The Ingham Farm is located in Section 12, T93N•R23W, Pleasant Township, Wright County, IA.  At the north edge of Belmond, IA, take Hwy. 69 north a short distance to County Rd. C20 (130th Street), then go right or east approximately 5 miles to Youngblood Ave., then left or north 1 mile to the farm.  Watch for pre-sale directional signs.

METHOD AND TERMS

The Ingham farm has recently been surveyed, with said surveyed acres being used to calculate the final settlement price. Tracts 1 – 6 will be sold on a price per acre basis and offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can purchase (in any order) any or all tracts for their high bid. “Buyer’s Choice” will continue until all six tracts have been sold. Tract 7 will be sold for a “lump sum” total dollar amount. The farm will NOT be offered in its entirety at the conclusion of the auction.

Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing, on or before January 22, 2016, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing based on the last available tax statement. Possession will be given at the time of closing subject to a farm lease for the 2015 crop year. The farm sells free and clear for the 2016 crop year.
