METHOD & TERMS
Both tracts will be sold on a price per acre basis. A survey has recently been completed and the final surveyed acres will be used to constitute the settlement price. Both tracts will be offered through the marketing method of “Buyer’s Choice”.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before November 17, 2016. Possession will be given at time of closing and upon full payment of the balance due, subject only to the current tenant for the 2016 crop year. The 2016 real estate taxes will be paid by the Sellers based upon the latest tax information. All subsequent real estate taxes will be paid by the Buyer(s). Title Insurance in the full amount of the purchase price will be provided. The Buyer(s) will enter into a written Contract after the sale which may be inspected prior to the sale by contacting the Sellers attorney.
