Method: This property will be sold on a price per acre basis, based on acres obtained from a recently completed survey (see Survey Plat above).
Purchase Agreement: The purchase agreement will control the terms of the sale and purchase of the real estate.
Down Payment: The successful bidder will be required to pay a 10% down payment and execute the Purchase Agreement on sale day. The balance will be due at closing. The down payment can be in the form of a personal check, cashiers check or corporate check. YOUR BIDDING IS NOT CONTINGENT UPON FINANCING. Please be sure you have arranged financing, if necessary, and are capable of paying cash at closing.
Deed: Seller shall provide a warranty deed.
Evidence of Title: Seller shall provide an owner’s Title Insurance Policy to the successful buyer in the full amount of the purchase price.
Closing: The balance of the purchase price is due at closing, which shall take place on or before May 15, 2017. Any closing fees due to the closing agent will be shared (50/50) between buyer and seller.
Possession: Possession will be given at closing.
Taxes: The 2017 taxes, due and payable in 2018, will be the buyer’s responsibility.
Survey: A new survey has been completed. Survey cost will be split 50/50 between the buyer and seller.
