Land is located approximately 2 miles southeast of Plymouth, IL or approximately 4 1⁄2 miles northeast of Augusta, IL. Land is further described as being located in Section 5, T3N•R4W, Birmingham Township, Schuyler County, IL.
The Van Fleet farm represents productive tillable cropland and timber in the southeast portion, which offers excellent whitetail deer and other wildlife habitat!

METHOD & TERMS
The Van Fleet farm has recently been surveyed and will be sold on a price per acre basis with the surveyed acres being used to calculate the final settlement price. The farm will be will be sold in one individual tract.
Immediately after the auction, the successful buyer(s) will enter into a written contract with the sellers, with said contract containing the terms of sale and the purchase price. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing, scheduled on or before Monday, May 15, 2017. Title insurance in the full amount of the purchase price will be provided by the sellers. Possession will be given at the time of closing. The farm sells free and clear for the 2017 crop year. There is no hunting lease associated with the property. The 2016 real estate taxes will be paid by the sellers. The new buyer(s) will be responsible for the 2017 and subsequent years’ taxes.
