LOCATION AND GENERAL INFORMATION

Land is located in Section 9, T63N-R15W, Adair County, MO, approximately 2 miles north of Kirksville, MO on Hwy. 63 (immediately south of Sydenstricker Farm and Lawn). Watch for sale signs.

This 56 acre ± farm is situated directly on US Hwy. 63 with approximately 900 ft. of highway frontage and offers tremendous opportunity for development with two large permitted concrete entrances to the property and a DNR permitted water pollution control structure in place. Rural water and commercial electric services are available. FSA figures show 42.92 acres of cropland that was in wheat in 2016.

METHOD AND TERMS

Bidding will be on a price per acre basis, based on a survey that will be completed prior to the auction.  All three tracts will be offered through the marketing method of “Buyer’s Choice,” under which the high bidder can purchase any or all of Tracts 1 – 3 for their high bid (in any order).  “Buyer’s Choice” auctioning will continue until all three tracts have been sold.  Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve.

Ten percent (10%) of the bid price will be paid on the day of sale, with the balance due at the time of closing. Closing will be on or before December 26, 2016. The 2016 real estate taxes will be paid by the seller. Full possession will given at the time of closing.  All three tracts sell with full possession for the ’17 crop year!
