LOCATION & GENERAL INFORMATION

The Hill farm is located approximately 10 miles southeast of Liberty, IL, near the small village of Beverly. Beverly is located approximately 10 miles northeast of Barry, IL.  The farm is further described as being located in Sections 22 & 27, T3S – R5W, Beverly Township, Adams County, IL.
Tracts 1 – 4 represent productive, tillable farmland with a small amount of pasture & draws. Tract 5 represents a ranch style home and outbuildings situated on a smaller acreage of pasture & timber.

TRACT INFORMATION

Tract 1 – 34.09 Surveyed Acres
  • FSA figures indicate a total of 29.33 acres of cropland.  Approx. 17.17 acres are currently in row crop production.  The balance of the cropland acres represent pastureland.
  • PI Rating: 112.1
  • Soil types include Bunkum, Emery & Clarksdale
  • There is a pond and a creek that runs through the property which offers water supply for livestock.
  • Access is along the north side by N 250th Ave.

 

Tract 2 – 86.96 Surveyed Acres
  • FSA figures indicate 72.66 acres of cropland currently in row crop production.
  • PI Rating: 110.6
  • Soil types include Emery, Keswick, Timewell, Bunkum, Downsouth & Clarksdale
  • The balance of the tract represents waterways & a small amount of timbered draws
  • Access is along the north side by N 250th Ave.

 

Tract 3 – 124.90 Surveyed Acres
  • FSA figures indicate 113.14 acres of cropland currently in row crop production.
  • PI Rating: 113.6
  • Soil types include Emery, Timewell, Ipava, Keswick, Clarksdale & Bunkum
  • The balance of the tract represents waterways & a small amount of timbered draws
  • There is a grass road that runs along the east side of this tract which allows for access to the southern portion of the tract.

  • The 25.93 acres consists of about half pastureland and half thick timber which offers recreational & hunting potential.

METHOD & TERMS

The Hill farm has recently been surveyed.  Tracts 1-4 will sell on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, any or all tracts 1-4 for their high bid.  “Buyer’s Choice” auctioning will continue until tracts 1-4 have been purchased.  Tract 5 will be sold individually and will be sold for the “lump sum” total dollar amount.  The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Thursday, December 5, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing, subject only to the current tenant’s rights. The farm sells free & clear for the 2020 crop year.
