Tract 1 is located approx. 4 miles west of Ursa, IL along N 2150th Ave. Tract 2 is located at the west edge of Ursa, IL along W. Maple Ave. The farms are further described as being located in Section Section 17, T1N – R9W, Ursa Township & Section 18, T1N – R8W, Ursa Township SE, Ursa Township all in Adams County, IL.
Tract 1 represents productive, tillable farmland located in the Ursa bottoms. Tract 2 represents tillable cropland at the edge of Ursa, IL with potential building possibilities.
Tract 1 – 75.54 Taxable Acres
- FSA figures indicate 69.79 acres of NHEL cropland currently in row crop production

- Productive soil types include Vesser, Beaucoup & Titus
- The balance of the farm represents waterways, drainage ditches & a small draw

Method & Terms
The Peters farms will be sold on a price per acre basis, based on the above indicated taxable acres. The farms will not be surveyed. The tracts will be sold individually and will NOT be offered in their entirety or any combinations.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before April 22, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller, based upon the prior year tax statement. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing, subject only to the current tenant’s 50/50 crop share farm lease for the 2020 crop year. The new buyer(s) to assume landlord’s position for the 2020 crop year.
Applicable to Tract 1: Buyer of Tract 1 to reimburse seller at closing for 2020 crop input costs in the amount of $4,914.00. For Tract 1, seller has paid the first installment of the current Indian Grave Drainage District assessment in the amount of $1,098.00 and seeks no reimbursement from buyer for same. Buyer will be responsible for drainage district assessments due after the date of sale. Contact auction company with any questions.
