The Rolland W. Johnson Special Trust farm contains 100 acres± and is located approximately 6 miles southeast of Camp Point, IL. From Camp Point, IL take Hwy 24 east approximately 1/2 mile to Cty Rd E 2453, then south 3 1/2 miles to a T, then jog east a short distance and continue south on E 2453 Rd 1 1/2 more miles to N 1503 Rd, then east a short distance to the farm. Or, from Quincy, IL, take Hwy 104 east 9 miles to Rd E 1900th (Five Points), then east on the Kellerville Blacktop approximately 6 miles to E 2453 Rd, then north approximately 3 miles to N 1503 Rd, then east a short distance to the farm. METHOD & TERMS
The Rolland W. Johnson Special Trust farm will be sold in one individual tract and on a price per acre basis, based on 100 acres.
Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller, and pay 10% of the bid price down as earnest money with the balance due at the time of closing on or before Friday, October 27, 2017. Title insurance in the full amount of the final purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller (The taxes paid in 2017 were $431.44). Possession will be given at the time of closing subject only to the current farm tenancy for 2017.
