LOCATION & GENERAL INFORMATION
The Ohnemus farm is located in Sections 20 & 29, Keene Township, Adams County, Illinois.
The farm is generally located just southwest of the small village of Loraine, Illinois and lies along the northwest side of the 4-lane Highway 336/110. Loraine, Illinois is located approximately 20 miles northeast of Quincy, IL or approximately 20 miles south of Carthage, Illinois. The farm will be sold in a virtual online only auction format.
- FSA figures should indicate approximately 48.43 acres± tillable.
- Crop Productivity Index (PI) is 113.1 on the tillable acres.
- Wirt, Twomile & Wakeland soils.
- The balance acres represent timber draws, creek and wildlife habitat.
- There is one bluff on this farm that is said to be the highest elevation in all of Adams County. This spot has a beautiful view of the river bottom and would make a fantastic possible new home site.

METHOD & TERMS
The Ohnemus Farm will be sold in 1 individual tract. The farm will sell on a price per acre basis, based on the advertised acres. The farm will be sold by way of a virtual online only auction. There will be no internet buyer fees. Potential bidders can register at www.sullivanauctioneers.com.
Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 30 days, on or before Monday, September 21, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due in 2021 will be paid by the seller as the seller will retain the 2020 crop income. Possession will be given at the time of closing subject only to the remainder of the 2020 farm tenancy. The farm sells free and clear for the 2021 crop year.
