Location & General Information

The Eicken Trust farm is located in Section 9, T2N•R6W, Houston Township, Adams County, IL. The farm is generally located southeast of Bowen, Illinois and just south of the Hancock County line.  The farm is approximately 1 mile west of Highways 94 / 61. County Rd. 2800N runs along the entire south side of the farm with County Rd. 2200E running along the entire east side of the farm.

The Eicken Trust farm has recently been surveyed and will be sold in 3 individual tracts. Tract 1 will be the west tract, which is nearly 100% tillable and will have a crop productivity index (PI) of 130+. Tract 2 will be the east portion of the farm. This tract has a high percentage of tillable acres which are currently in row crop and CRP. Tract 3 will be the south wooded tract with some tillable, pond and windmill. Hard to find small property, which would make a beautiful possible new home site.

Tract 1 – 71.17 Surveyed Acres

  • Access by County Rd. 2800N along the south side.


Tract 2 – 79.50 Surveyed Acres

  • FSA figures should indicate this tract as having approximately 60± acres tillable, of which approximately 48± acres are currently in row crop production with the balance of 9.8± acres enrolled in Conservation Reserve Program (CRP). The CRP acres are enrolled at a rate of $157.65 per acre with an annual contract payment of $1,445.00. Contract ends on 9/30/23.
  • Crop Productivity Index (PI) is 104 on the tillable acres.
  • Coatsburg, Ursa & Timewell soils.
  • Tract represents productive, tillable farmland.

  • Crop Productivity Index (PI) is 119.4 on the tillable acres.
  • Rozetta, Timewell & Fishhook soils.
  • This tract has it all with timber, wildlife habitat, pond, tillable, neat old windmill and a beautiful spot for a possible new home site!
  • Access by County Rd. 2800N along the south side.


Method & Terms

The Eicken Trust farm will be sold on a price per acre basis, based on the results of a survey that has recently been completed.

All three tracts will be marketed through the marketing method of buyers choice, whereas the high bidder can elect any or all tracts for their high bid. If the high bidder does not elect all tracts, the remaining tracts will once again be offered buyer’s choice until all tracts have been sold.  After all tracts have been sold we will NOT offer the tracts in any kind of combinations or in their entirety. All sales will be final.  The sale of these 3 tracts are not subject to any contingencies including but not limited to financing, inspection or appraisal.

Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, December 16, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers as the sellers are retaining the 2020 crop income. The 2021 & all subsequent real estate taxes will be the responsibility of the new buyer(s). Possession will be given at the time of closing, subject only to the remainder of the current farm tenancy for the 2020 crop year. The farm sells free and clear for the 2021 crop year.
