Location & General Information

Land is located in Sections 21, 22 & 28 of Columbus Township, Adams County, Illinois. From Camp Point go south on the Camp Point/Kellerville Blacktop approximately 5 miles to 1350th Ave, then west approximately 1 mile or from Quincy Airport go east on Hwy. 104 approximately 2 miles to “5 points” then north on E1900 approximately 1 mile to N1300, then east approximately 3 miles. Fertilizer applied to Tract 1 last fall: 180# of NH3, 175# of DAP and 175# of Potash.

The buyer of Tract 1 will NOT be required to reimburse the seller for the cost of the fertilizer! The cropland acres on Tract 1 will be ready to plant this spring! 

  • FSA figures should indicate 33.4 acres of NHEL cropland currently being farmed.
  • FSA figures should indicate 1.74 acres of NHEL cropland currently in CRP with a payment rate of $176.92 through 9-30-24.
  • Predominantly Keomah on the cropland acres.
  • Access on the south by N1350th Ave and on the east by E2150th St.
  • This tract offers productive tillable farmland as well as some outstanding hunting/recreational acreage and home building sites with public water available!

Tract 2 • 60 Acres±

Fertilizer applied to Tract 2 last fall: 180# of NH3, 175# of DAP and 175# of Potash.

Tract 4 • 22.79 Surveyed Acres

  • Predominantly Wakeland & Bunkham on the cropland acres.

Method & Terms

Bidding will be on a per acre basis. Tracts 3 & 4 are currently being surveyed, surveyed acres will be used to calculate the final contract price.  All four tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase any or all four tracts for their high bid (in any order). Buyer’s Choice auctioning will continue until all four tracts have been purchased.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before March 22, 2021. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes will be paid by the new buyer. The farm sells free of tenancy for the 2021 crop year. Possession will be given at the time of closing.
