METHOD & TERMS
METHOD: Both tracts have recently been surveyed. Both tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) either of the tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. These tracts will NOT be offered in their entirety at the conclusion of the auction.
TERMS: Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing. Closing will be within 30 days, on or before Tuesday, November 22, 2016. Title insurance will be issued in the full amount of the purchase price. The 2016 real estate taxes will be paid by the sellers, as they are retaining the 2016 farm income. Possession will be given at the time of closing, subject only to the current farm tenant’s rights for the 2016 crop and pasture lease.
