Location & General Information

44 Surveyed Acres to be sold in 2 individual tracts. The farm is ideally located approximately 2 ½ miles northeast of Quincy, Illinois via Columbus Road. The farm is further described as being located in the West Half of Section 24 of Ellington (Northeast Part) Township in Adams County, Illinois. As stated above, the farm will be sold in 2 tracts. Tract 1 will be the home and outbuildings and will be situated on 12.97 surveyed acres. Tract 2 will be the south portion of the farm and will contain 31.03 surveyed acres which includes a portion that is located in the Lake of the Woods subdivision. Tract 1 is accessed on the east side by Cty. Rd. N90th St. with Tract 2 also having access on the east by Cty. Rd. N90th St. with additional access on the south by Lake of the Woods Road. Tract 2 is improved with a machine shed. Both tracts represent prime, potential residential development with rolling timber and numerous potential new home sites. Tract 1 • 12.97 Surveyed Acres

  • Hard-to-find, small, wooded acreage in very close proximity to Quincy, Illinois! This parcel is improved with an older manufactured home which sits on a full basement with walk-out. The home has 3-bedrooms and 1-bath on the main level with a 4th bedroom located in the basement. The main level also has a dining room, living room & kitchen. This tract also has a barn. Tract 2 • 31.03 Surveyed Acres

  • This tract lies south of Tract 1. As with Tract 1, this acreage is rolling hardwood timber with a creek running through the property near the east border. This tract is improved with a machine shed. A portion of this tract on the south side was purchased separately to allow access by Lake of the Woods Road. There is also access along the entire east side by Cty. Rd. N90th St. Tracts like this rarely come up for sale at public auction!

Real Estate Method & Terms

The Schmelzle farm will be sold in 2 individual tracts, both of which have recently been surveyed. Tracts will sell on a price per acre basis, with the final surveyed acres being used to calculate the individual contract prices. Tracts will be offered through the marketing method of buyer’s choice, whereas the high bidder can elect either or both of these tracts for their high bid. If the high bidder does not elect both tracts, buyer’s choice auctioning will continue until both tracts have been sold. After both tracts have been sold we will NOT offer the farm in any type of combinations. Each sale will be final. Real estate to sell subject to court approval.

Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 45 days, on or before Thursday, January 9, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, which are due and payable in 2020, will be paid by the seller. Possession will be given at the time of closing.
