Method & terms

Each tract will sell on a price per acre basis. Tracts 1 and 2 will sell based on surveyed acres which said survey will be completed before closing at the seller's expense and the final surveyed acres will be used to calculate the settlement price at closing (However, if one buyer buys both tract 1 and 2, the taxable acres will be used to calculate the settlement price at closing). Tract 3 will sell based on surveyed acres. Tract 4 will sell based on taxable acres. Tracts 1 & 2 will be offered through the marketing method of Buyer’s Choice, whereas the high bidder can elect, in any order, either or both tracts for their high bid. If only one tract is elected, the other tract will then be sold. Tracts 3 & 4 will be sold individually. The tracts will not be combined in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sale contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, which will be held in escrow until closing. The balance of the bid price will be due at the time of closing on or before March 10, 2022. Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes due and payable in 2022. The property sells free and clear of tenancy for the 2022 crop year. Possession will be given at the time of closing.
