The Carlson/Hembrough farm contains 76.9 surveyed acres and will be sold in 1-tract. The land is located approximately 4 ½ miles southeast of Greenfield, IL. From the south edge of Greenfield, take Highway 267 south 2 miles to Highway 108, then east 2 ½ miles to the farm (15 miles west of Carlinville, 25 miles northeast of Jerseyville, or 30 miles south of Jacksonville, IL). The property is further described as being located in the Southeast Quarter of the Southeast Quarter and the Southwest Quarter of the Southeast Quarter, all in Section 13, T10N-R10W, Rockbridge Township, Greene County, IL.

The farm had extensive pattern tiling completed in 2015 and 2016 at a cost of $44,769. Tile size is 4” (we are not sure if it is 50' or 60’ centers). The laterals were plowed in and the main was laid with a wheel trencher. There are no tile maps available.
Method & Terms
The Carlson/Hembrough property will be sold by the acre. Immediately following the auction, the successful bidder will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until the closing. The balance of the purchase price will be due at closing which will be on or before October 1, 2021. The seller will pay the 2021 real estate taxes due and payable in 2022 and is retaining all the crop income for 2021. Title insurance in the full amount of the purchase price will be provided by the seller. Full possession will be given at the time of closing subject to the current crop tenancy for 2021 only.
