Tract 2 is located approximately 3.5 southwest of Fairmont, MO in Section 6, T63N•9W, Washington Township, Clark County, MO. From Fairmont, take Hwy A west approximately 1/2 to CR 230, then left or south approximately 1.2 mi to CR 206, then left or south approximately 1.6 mi and the farm will be on the west side of the road.

  • Sells subject to the current 2022 hunting lease which expires May 31, 2022. Buyer will have the option to extend hunting lease through 2023 at a payment of $1,400.00
  • Road access along the east side by CR 206 and the south side by CR 334

Method and Terms

A survey has been completed prior to the sale on both tracts and they will be sold on a price per acre basis, based on the acreages obtained from the completed survey. Both tracts will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase either or both tracts for their high bid. “Buyers Choice” auctioning will continue until both tracts have been elected. The farm will not be offered in its entirety at the end of the auction.

Bidding is NOT subject to financing, appraisal or inspection.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Oak Hills Title Company, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place on or before March 28, 2022 at Oak Hills Title Company. Possession will be given at the time of closing subject to the current 2022 hunting lease that expires May 31, 2022. Please Note: Buyer(s) will have the option to extend the hunting lease through 2023 at a payment of $7,000.00 on Tract 1 and buyer(s) will have the option to extend the hunting lease through 2023 at a payment of $1,400.00 on Tract 2. Possession will also be subject to the 2022 cash rent contract. The buyer(s) will receive the full 2022 cash rent payment at a rate of $150/acre on tract 1 and $185/acre on tract 2. 10% of the 2022 cash rent will be paid to the buyer(s) at closing and the balance paid on or before November 15, 2022.

The 2022 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller.
