Location & General Information
Farm is located approximately 4 miles southeast of Wyaconda, MO in Sections 1 & 12, T64N • R9W, Washington Township, Clark County, MO. From Wyaconda, MO take Hwy. 30 east approximately 3.5 miles to County Road 219, then east 3/4 mile to farm.
FSA figures should indicate approximately 105.5 acres of cropland of which approximately 99 acres are in row crop and 6.5 acres are in grass with the balance in hardwood timber & wooded draws. Primary soil types: Armstrong, Klum & Adco.
Farm represents productive tillable cropland and offers premier whitetail deer and wild turkey hunting acreage.
Method and Terms
Farm will be sold on a price per acre basis based on surveyed acres.
Bidding is NOT contingent upon financing.
Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Oak Hills Title Co., which shall hold the money in escrow until closing.
The balance of the purchase price will be due at closing which will take place at Oak Hills Title Co. on or before January 20, 2021.
Possession will be given at time of closing. Farm sells free and clear for the 2021 crop year.
The 2020 real estate taxes will be paid by the seller. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
