LOCATION

This Davis County, Iowa farm is located in Sections 19, 20 & 29, Cleveland E & Perry Township, Davis County, Iowa. (The farms are located just north and east of Bloomfield, Iowa) (Be watching for presale directional signs.)

Tract 1 • 51.07 Acres

  • FSA information indicates 46.5 acres tillable.

METHOD & TERMS

The Short-Woodruff Farm will be sold in five (5) individual tracts based on the surveyed acres from a previous survey. The said surveyed acres will be used to constitute the final settlement price. All five (5) tracts will be offered through the marketing method of “buyers choice” whereas the high bidder can take any or all tracts for their high bid. Buyers choice auctioning will continue until all five (5) tracts are sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is not contingent upon financing.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 45 days, on or before Monday, June 1, 2020, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing, subject to a lease for the 2020 crop year. Buyer(s) will receive 50% of the cash rent as a credit at closing. SPECIAL PROVISIONS

  • This real estate is selling subject to public road easements and all other easements of record.
  • All fences and fence lines shall be governed by the Davis County and State of Iowa fence line rules and regulations.
  • It will be the responsibility of the new buyer(s) to show proof of purchase to the Davis County FSA Office so that he/she will receive any future government payments, including the prorated share of the CRP payments on Tracts 3, 4 & 5. It will be the buyers responsibility to take a filed deed into the Davis County FSA office to receive the prorated share of the CRP.
  • The buyer(s) will receive 50% of the cash rent as a credit at closing, with the per tract credit as follows:
    Tract 1 – $6,584.00
    Tract 2 – $8,743.00
    Tract 3 – $9,203.00
    Tract 4 – $10,865.00
    Tract 5 – $10,194.00
  • Access to Tracts 2, 4 & 5 are via an ingress/egress easement.
  • If in the future a site clean up is required, it will be at the expense of the buyer.
