Location & General Information
The 2RC LLC farm is located in Sections 13 & 24, Union Township, Davis County, Iowa. 21⁄2 miles northeast of the small village of Troy, Iowa (11 miles east of Bloomfield, Iowa and 11 miles west of Keosauqua, Iowa.)
From the town of Troy, Iowa go north approximately 13⁄4 mile on Wheat Ave. to 198th St., turn right or east and proceed 3⁄4 mile to York Ave. Turn left or north and go a short distance to the farm. (Be watching for pre-sale directional signs.)
Tract 1 • 37.6 Taxable Acres±
- This tract is nearly 100% improved pastureland, offers good fences, and a pond.
- Soils include Keswick, Lindley & Armstrong.
- Access is from the west by Yoke Blvd. and on the south by 195th St.
Tract 2 • 117.6 Taxable Acres±

Method and Terms
The 2RC Farm will be sold in two (2) individual tracts on a price per acre basis, based on a the advertised taxable acres found in this brochure. Both tracts will be sold through the marketing method of “Buyer’s Choice”, whereas the high bidder can take either or both tracts for their high bid. “Buyer’s Choice” auctioning will continue until both tracts have been sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, April 26, 2021 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession of both tracts will be given at the time of closing. Farm sells with full farming rights for the 2021 crop year.
