The farm is located in Section 24 of Lickcreek Township and Sections 18 & 19 in Salt Creek Township, Davis County, IA (2 miles east of Floris, Iowa.) From Floris, Iowa take Cty Rd J15 east 11⁄4 miles to Rose Ave. Turn right or south on Rose Ave and go 1 mile to 140th St. Turn left or east on 140th St and proceed 3⁄4 mile to the farm. (Be watching for presale directional signs.)

The Vande Noord farm will be sold on a price per acres basis, based on a survey that has recently been completed. The tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can take either or both tracts for their high bid. Both tracts will be sold individually and NOT be combined at the conclusion of the auction.

Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing, on or before Monday, May 29, 2017, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful buyer(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing based on the last available tax statement. Possession on both tracts will be given sale day upon receipt of the 10% down enabling the new buyer to start spring field preparation. Farm sells free & clear for the 2017 crop year.
