The Hanks Farms are located in Sections 6, 8 & 9 of Pleasant Grove Township, Des Moines County, Iowa.  From the north edge of Danville, Iowa, take Co. Rd. X-31 (Danville Road) 7 miles north to Pleasant Grove Rd., turn left or west on Pleasant Grove Rd. and proceed 11⁄2 miles to Tracts 2 & 3 and proceed 1 mile further west to Tract 1. (Be watching for pre-sale directional signs.)

METHOD AND TERMS

The Hanks Farms will be sold on a price per acre basis, Tract 1 will be sold based on the advertised acres found in this brochure, Tracts 2 & 3 will be sold based on a survey that has recently been completed. All three tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can take any or all tracts for their high bid. All tracts will be sold individually and will NOT be combined at the conclusion of the auction.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due upon delivery of a merchantable abstract and deed. Closing on all tracts is scheduled to be in approximately 45 days, on or before Monday, September 11, 2017. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the sellers. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing, subject to a lease for the 2017 crop year.
