The Beckman Farm is located in Sections 4 & 9, Flint River Township, Des Moines County, Iowa. (5 miles northwest of West Burlington, Iowa.)
At the north edge of Burlington, Iowa proceed north on US Hwy. 61 1 mile to Flint Bottom Road, then turn left or west and proceed 3/4 of a mile to the “T” intersection, then continue north and west 2 miles to North Prairie Grove Road, then turn right or north and proceed 1 mile to the farm. (Be watching for presale directional signs).
- FSA information indicates 83.93 tillable acres currently in row crop production and a small area of hay productin in the northwest portion.
- Productive soil types include Nodaway, Coppock and Snider.

Method & Terms
The Beckman Farm will be sold in one (1) individual tract on a price per acre basis, based on a survey that is currently in progress with the surveyed acres being used to constitute the final settlement price. Bidding is NOT contingent upon financing.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Tuesday, January 5, 2021 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession on the tract will be given at the time of closing subject to a farm lease for the 2020 crop year. Farm sells with full farming rights for the 2021 crop year.
