LOCATION & GENERAL INFORMATION:

Land is located in Section 31, T3N•R5W, Augusta Township, Hancock County, IL. Land is generally located approximately 3 miles southeast of Bowen, IL or approximately 3.5 miles southwest of Augusta, IL.

Tracts 1 & 2 represent productive cropland. Tract 3 is improved with a very nice country home with several outbuildings, all weather road blacktop runs along the entire east side!

Method & Terms

Tracts 1 & 2 will be sold on a price per acre basis, based on recently surveyed acres, and will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can purchase (in any order) one or both tracts for their high bid. Tract 3 will be sold for a “lump sum” total dollar amount. After all tracts have been sold, they will NOT be offered in their entirety based on the cumulative price the individual tracts achieved.

Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 45 days, on or before Tuesday, April 4th, at the time of closing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller. The 2017 real estate taxes & subsequent years will be paid by the buyer. Possession will be given at the time of closing on all tracts. All tracts sell free & clear of any farm tenancies for the 2017 year. The new buyer(s) will be required to reimburse the former tenant for fall tillage & lime application (view tract information for specifics).
