Location & General Information

The Geissler farm is located approx. 2 miles south of Elvaston, IL and is further described as being located in Section 6, T4N – R7W, Bear Creek Township, Hancock County, IL. The tracts represent tillable cropland and also timber & recreational land which offers excellent hunting. All tracts sell with a farm tenant for the 2020 crop year only.


Tract Information

Tract 1 – 35.24 Surveyed Acres

• FSA figures indicate 26.85 acres of cropland currently in row crop production.

• Additionally, there are 1.59 acres of CRP enrolled in 2 different contracts.  Both contracts expire 9-30-2021.  Total annual payment for both contracts is $214.15.

• PI Rating: 112.1

• Soil types include: Clarksdale, Timewell, Rozetta, Fishhook-Atlas & Keller

Method and Terms

The Geissler farm has recently been surveyed. All 3 tracts will sell on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, any or all tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 3 tracts have been purchased. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, July 22, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 real estate taxes will be split between the buyer and the seller. The farm sells with a tenant for the 2020 crop year only. The buyer(s) will receive a portion of the cash rent payment – contact auction co. for details. Possession will be given at the time of closing, subject to the current tenant for the 2020 crop year. There are no hunting leases associated with the property.
