Tract 2 is located in Section 7 of St. Albans Township, Hancock County, IL.  This tract consists of tillable cropland, improved pasture, small wooded area and a pond.

METHOD & TERMS

Tract 1 will be sold first on a price per acre basis.  Tract 3 will then be sold next for the lump sum total dollar amount.  We will finish by selling tract 2 on a price per acre basis.  The tracts will NOT be combined at the conclusion of the auction. 

Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 45 days, on or before Thursday, December 29, 2016 at the time of closing. Title insurance in the full amount of the final bid price will be provided by the seller. The 2016 real estate taxes, due and payable in 2017, will be paid by the seller. Possession will be given at the time of closing on all 3 tracts subject only to the removal of the 2016 crop on all of the tillable acres. The farms sell free & clear for 2017 farming rights.
