Location & General Information

The Crossland Farm LTD contains 97.54 taxable acres and will be sold in 2-tracts. The farm is located at the north edge of Bowen, IL along Highway 94 (Bowen is located approximately 15 miles south of Carthage or 30 miles southwest of Macomb or 30 miles northeast of Quincy, IL). Farmers & Investors, this farm represents nearly all-tillable, NHEL productive farmland with Class A soils.

  • Highway 94 borders Tract 2 on the west side and County Road 350N on the north side, and electric power lines run parallel to Hwy. 94

 

Method and Terms

Both tracts will be sold on a price per acre basis, based on the taxable acres and offered through the marketing method of “Buyers Choice” whereas the high bidder can elect, in any order, either or both tracts for their high bid. Buyers choice auctioning will continue until both tracts have been selected. The tracts will NOT be offered together at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non refundable down payment. The balance of the bid price will be due at closing, on or before Friday, July 23, 2021. Bidding is NOT subject to the following contingencies, including but not limited to: financing, appraisal, or inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2020 real estate taxes, due and payable in 2021. The farm sells subject to a one-year 50/50 crop share tenancy. The buyer will pay the sellers half of the 2021 crop input costs and receive half of the growing crop. The buyer will be responsible for the 2021 real estate taxes, due in 2022. Possession will be given at the time of closing.
