The predominant soil types include highly productive Muscatune and Sable. Tract 1 has a PI of 145.4! Tract 2 has a PI of 141.4! (On the tillable acres.)

Bidding will be on a per acre basis. The acreages in this advertisement are estimated. A survey of both tracts is currently being completed. The acreages obtained from the survey will be used to calculate the final sale price.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, March 22, 2021. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes will be paid by the new buyer. The farm sells subject to a farm lease for the 2021 crop year. Possession will be given at the time of closing subject to said lease.
