Location & General Information

The Martha L Anderson Estate farm contains 82.91 surveyed acres and will be sold in 3 tracts. The farm is located at the southeast edge of Carthage, IL. From the intersection of Highways 336 and 136 at the east edge of Carthage, take County Road 2050N south ½ mile to the farm (Just south of Memorial Hospital). The land is further described as being located in the West Half of the Northeast Quarter of Section 29, T5N-R6W, Carthage Township, Hancock County, IL.

Tract 1 is nearly all tillable cropland with productive Class A soils, Tract 2 is all wooded which offers excellent hunting and outdoors recreational opportunities as well as several home building sites, and Tract 3 is a ranch style home on 1 acre.

Method and Terms

Tracts 1 & 2 will be sold on a price per acre basis, based on the final surveyed acres. Tract 3 will sell for a lump sum total dollar amount. Each sale will be final and the farm will not be offered in its entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay a non refundable ten percent (10%) down payment. The balance of the bid price will be due at closing, on or before Wednesday, May 5, 2021. Please note, buyers who wish to get started with spring tillage and planting can do so after signing the purchase agreement, paying their 10% down payment and providing proof of liability insurance. Bidding is NOT subject to the following contingencies, including but not limited to: financing, appraisal, or inspection. The sellers will provide title insurance in the full amount of the purchase price. Seller will pay the 2020 real estate taxes, due and payable in 2021 and the new buyer will pay the 2021 and all subsequent real estate taxes. The property sells free of crop and hunting tenancy for 2021 and full possession will be given at the time of closing.
