The Irish Farm is located approximately 4.5 miles southwest of Blandinsville, Illinois. Tract 1 is located in Section 24 of Fountain Green Township, Hancock County, Illinois. Tracts 2 and 3 are located in Section 19 of Hire Township, McDonough County, Illinois.

All 3 tracts represent productive tillable cropland.

Tract Information

Tract 1 • 80 Acres 

  • FSA Figures indicate 78.23 acres of cropland (NHEL)
  • Productivity Index (PI): 132 (on the cropland acres)
  • Soil types include: Ipava, Virden, Keller, and Assumption
  • Access on the north by E. County Road 2100

Tract 2 • 46 Acres (Subject to Survey)

  • The balance of the cropland acres consists of waterways.

Method & Terms

The tracts will sell individually in numerical order. Each sale will be final. The 3 tracts will NOT be offered in their entirety at the end of the auction. Tract 1 will sell on a per acre basis based on 80 taxable acres. Tracts 2 and 3 will sell on a per acre basis based on a survey that is currently being completed (the seller will pay for the cost of said survey). 

Bidding is NOT subject to financing, appraisal or inspection.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten (10%) of the purchase price as a non-refundable down payment. 

The balance of the purchase price will be due at closing which will take place on or before January 10, 2023. Possession will be given at the time of closing subject to the current farm tenant in possession for the 2022 crop year. Farm will sell free and clear for the 2023 crop year.

The 2022 real estate taxes will be paid by the seller. All subsequent years’ real estate taxes will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller.
