Location & General Information

The Blake farm is located approx. 3 miles northeast of Biggsville, IL & is further described as being located in Section 34, Rozette Twp & Section 4, Biggsville Twp, Henderson County, IL.  Tract 1 represents a premier hunting tract with CRP & timber which offers tremendous whitetail deer & other wildlife habitat.  Tract 2 represents tillable cropland currently enrolled in CRP & is improved with a small home.    Also selling a commercial real estate parcel located in Biggsville.  This building is also the former location of Scott Equipment.

Tract 1 – 114.5 Surveyed Acres

  • FSA figures indicate 57.5 acres of cropland are currently enrolled in CRP – 54.6 acres are enrolled at a payment rate of $276.13 & an additional 2.90 acres are enrolled at a payment rate of $281.90 for a total annual payment of $15,895.

Method & Terms

Tracts 1 & 2 have recently been surveyed and will be sold on a price per acre basis. Tract 3 will be sold for the “lump sum” total dollar amount and will NOT be surveyed. The tracts will be sold individually and will NOT be offered in their entirety at the conclusion of the auction. Bidding is not contingent upon financing.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Friday, May 15, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 real estate taxes & subsequent years will be paid by the buyer(s). The new buyer(s) will receive 100% of the 2020 & subsequent years’ CRP income. Immediate possession will be given to the new buyer upon down payment & proof of insurance to complete re-seeding of the CRP acres. Contact auction company for details. Full possession will be given at the time of closing. The farm sells free & clear for the 2020 hunting seasons.
